Clatsop County Property Development Application Guide

The Cannon Beach Rural Fire Protection District is committed to helping residents, builders, and property owners navigate local fire and life‑safety requirements with confidence. Development projects—whether new construction, remodels, or property improvements—must comply with the Oregon Fire Code to ensure safe access for emergency responders and adequate firefighting water supplies.

To support this process, Clatsop County fire agencies have created the Clatsop County Property Development Application Guide, a practical resource that explains how the 2022 Oregon Fire Code is applied across our region. This guide outlines expectations for fire apparatus access, roadway design, turnarounds, fire flow, hydrant placement, rural water supply options, and other key safety considerations reviewed during development.

While this document provides helpful direction, every property is unique. Final approval always rests with the Authority Having Jurisdiction (AHJ), and early coordination with the Cannon Beach Fire District is strongly encouraged—especially for projects involving long driveways, steep grades, bridges, gates, or rural water supply solutions.
